Notice of Complete Application/Intent to Lift Holding Symbol – November 21, 2023 – 430 Ottawa Street

TAKE NOTICE that a Committee of the Whole meeting will be held on Tuesday, November 21, 2023, at 6:30 p.m. to consider an application to amend the Zoning By-law Amendment in order to remove a Holding Symbol under Section 36 of the Planning Act, R.S.O. 1990, Chapter P.13.

An attached map identifies the location of the property and the area subject to this application.

Location and Description of Property: The property has a total area of 2.74 ha and approximately 170 m of frontage on Ottawa Street. Presently, the property is developed with an approximately 5,128 m2 commercial shopping centre. Phase 1 of the proposed development is to construct a pad building for two retail units.
Purpose and Intent of the Zoning By-Law Amendment: To remove the holding (h) symbol from the subject property presently zoned “Shopping Centre Commercial - Special Exception Holding C4-4-“h” Zone where the special exception prescribes the following: development consisting of mixed-use residential and addressing site-specific zone exceptions. The amendment was approved by Council by By-law No. 20-113 subject to a holding
provision prohibiting development on subject land until such time as the applicant had obtained Site Plan Control approval. The applicant has satisfied the condition of the holding provision and are applying
to remove the holding (h) symbol for Phase 1 of the proposed development.

IF YOU ARE THE OWNER OF A BUILDING WITH SEVEN (7) OR MORE RESIDENTS, it is requested that you post this notice in a location visible to all of the residents.
